Stand Alone 2nd Mortgage - Long Beach, CA
My client, who receives 1099's for her work as a Hair Dresser, was able to pull a Stand Alone 2nd Mortgage of $250,000 without using any Tax Returns or other traditional income qualifying documents. She kept her 4% rate on the primary, and used the equity to pull a 2nd mortgage to renovate and add an ADU to generate rental income on her property (Which is a Duplex).
Cash Out Refinance - Lodi, CA
My client was ecstatic after he was declined 2 loans prior to meeting with me. We re-structured his finances, and his credit, and were able to fund $1,350,000 in a cash out refinance on his property. My client is a business man, who operates his own dairy farm. He had over 15 NSF's in his business bank accounts (which most lenders only allow up to 3 in a rolling 12 month period), a few late payments, and many other "red flags" most lenders would call it. We were able to bring this hairy deal across the finish line and help my client refi out of his Interest Only loan, with extra cash on top, via Alternative Doc program.

I was able to get a client out of a guaranteed cost program, and allow her to receive up to 40% of her premium back, dependent on her loss ratio YoY, rather than the excess money going into the pocket of the carrier.
My now client was paying over $400,000 in Premium and employs +220 EEs; has now hired me on as BOR after we reviewed his policies and located holes and gaps in coverage. They lost out on jobs due to exclusions in their policy that did not allow them to fully operate as a security agency. In addition, there was a workers comp claim with over $500K in reserves, still open, after 4 years. We assigned tech resources on the claim, and provided a swift plan of action. Our proactive approach not only filled the coverage gaps but also paved the way for better risk management and contractual opportunities for the client moving forward.
